[VIDEO] Turning Expireds Into Listings

Are you looking for a new “old” method of getting listings?  What about expireds? You may have stopped calling expireds because you thought there is not that many of them, and yet I was talking to a client today and when I asked them how many there are per week, they said, “10”

Perfect! Doesn’t that make it easy then to really reach out to them aggressively because there is only 10?

That makes it easy for you to call them two or three times in the week; to knock on the doors to meet them in person and it’s not an overwhelming project.

Now the next step is to take a look back, six months, one year, two years, and pull the old expired’s and cancelleds in the area that you work.  Now, it’s going to take a little bit of research.  You may have to hire your high school student or an intern or maybe you have staff member in the office that can do this.  Do a little research, make sure they’re not currently listed; that it is still the owner of record, and then go after them.

The reason this is such a great time of the year to do this that even in the states where we don’t have a lot of snow, like California, people still tend to think of the spring market as a milestone, and it’s going to be here before you know it.  Then as soon as the spring market is here, we have the summer market.

Many expireds feel that this is a very good time to get their home back on the market.  So put your plan together. Define the areas; how many months or years back you choose to go back; call them if you have a phone number; go see them; you may even want to mail them something. Remember, they all wanted to sell. They will try again. They might as well have a great agent like you to help them.  But it’s a window of opportunity; time is running out so attack them!
